Is there a trick or do you need to pay rack rate for the breakfast?

Rack rate sorry JohnK.

Edit: As a general rule - i'm sure there's some local practice variation eg. HolidayInn Express....

I thought so.

Probably best to use the points on Holiday Inn Express bookings.

Holiday Inn Chiang Mai requires 10,000 points or 5,000 points and USD40 per night. Rack rate for breaksfast is THB491/person or ~AUD35 for 2 people. Not sure if the 17.7% tax is included.

Paid night in low season is ~AUD60-80/night including breakfast and high season ~AUD 70-90/night including breakfast.

So for a few dollars you get breakfast and earn points. Ouch.
