Flex option - refundable or not??

I'm confused by fare descriptions I'm seeing on the ANZ website...or perhaps I'm not confused and just don't quite believe what I'm seeing.

I see a fare that looks like this: Smart Saver (not refundable)

I then add this in:

But the 'Find out what's included' link shows:

But..the new fare summary shows: Flexi fare (Fully refundable)

So which is it!?? The full amount...or is just the $105 refundable? What is "the upgrade portion"?

Am I a bit thick in finding this confusing?

I *think* it means if you upgraded after booking, then only the upgrade portion is refundable. But if you book the Flexi fare from the get go (which is what you're doing now), then the whole thing is refundable. Annoying wording I agree.
