Lotus's Thailand.

Is the last 's' necessary?
Depends. Is the name of the company ‘Lotus’? It could be used if you are referring to ‘Lotus’s Thailand office’. It is probably a courtesy to the reader to include the second ‘s’.

If there is no possessive, you wouldn’t need the apostrophe outright.

Lotus's Fresh stores are everywhere. Just looks wrong to me.

Lotus's Fresh stores are everywhere. Just looks wrong to me.
I think the jury is out on this one. Some will say add an extra ‘s’, others say not to.

For these situations I go with reader courtesy… you don’t want to trip them up mid sentence or have them performing linguistic gymnastics. For that reason I’d have added an ‘s’ in this case.

Jessica Tam would be equally right not to!
