Hilton Brisbane beyond June 2024

Wow I’m booked mid Sept… might be one of my last trips then!
In that case, make sure that you post about the HGI Spring Hill once you’ve stayed there. Due to open in the second half of 2024?
 


 
I spoke to one of the managers there back in June and they said “At the moment Hilton Brisbane only has availability until end of September due to lease negotiations. The availability will open up in the next month or so”.

Haven’t heard anything else.

Yes, it would be very unusual for a hotel to close outright for renovations. I’ve stayed in some hotels where you almost need a hard hat to get through the lobby while they’re doing construction around you.

I very much doubt it would be this, and even if it were it wouldn’t be indefinite.

The Hilton Sydney 20 years ago comes to mind. ISTR it may have been shut for over two years ...

Personally I’ve seen plenty of hotels close for large renovations, so I’d believe it either way.

If they were going to make structural changes perhaps but HB really doesn’t need that. It just needs the rooms renovated, which they have already completed for some.

The lobby / bar / restaurant is really nice as it is IMO, beautiful atrium setting.

Some would say it still is 🤣. Transparent glass between the bathroom and the bedroom is very Ibis Budget.

I’ve stayed at the Hilton Brisbane quite a few times, and will just wait to see what actually happens.
 
As u say, I’ve seen it plenty of time without structural changes. Some owners are willing to shut the whole place. I can see how that makes sense sometimes. Surely it would be quicker and garner fewer complaints.
Regardless, we shall see, I guess
 
Maybe this is the reason.
On level 9, a multi-functional and connected level floorplate will integrate the existing rooftop spaces of 155 Queen Street, the Wintergarden and Hilton Hotel providing activated and landscaped areas with view lines of the city and Mt Coot-tha.

In the google search there was an article in the Hobart Mercury 5 days ago re this redevelopement but mainlanders can't/don't want to access it.
 
I tried to get a response from the hotel but they wouldn’t say the reason, but seems promising it will go on sale.

I was told by someone recently that the hotel is negotiating lease terms and have until the end of September for this to happen. A temporary extension may occur allowing bookings with Hilton until the end of November, however if it cannot be finalized by this date the hotel will likely rebrand.

I guess this supports why bookings can only be made up until the end of the month.

As far as I’m aware the hotel is run by Hilton Australia. I assume the building must be owned by someone else.

So I don’t get why it would rebrand. If the lease isn’t renewed the owner is stuck with an unfurnished hotel with no staff.

Usually Hilton Hotels that aren’t owned by Hilton are run by private companies under the Hilton brand, these are easy to rebrand as all of the assets and staff don’t move and they just update the logo and booking site.

There isn’t much information available online relating to the ownership and management structure so could be wrong but ASIC says the Hilton Brisbane trading name and business is part of Hilton Australia and other website articles seem to back this up.

So I imagine it might be a game of chicken between the building owner and Hilton, if it’s gone on this long it doesn’t seem like either party wants the arrangement to end. Either way I can foresee some bargain rates for October coming up!

Hope it doesnt end up like the (former) Hyatt Regency in Perth.... !
 
The whole block is being redeveloped. See post 34. If the lease is not renewed the Developer will simply then redevelop the Hilton site. I doubt there wouldn't be a major chain that wouldn't be interested. I would like to see an IC there.

But the hotel building is not being redeveloped. The new development is just going to integrate with it.

If Hilton walk away nothing stopping the developer taking over (or getting another investor) but maintaining the Hilton brand. The business itself is worth a lot of money, less so the bricks and mortar.

I’m sure other brands would be keen but whether they’d be willing to invest directly is another thing. A franchise investor would be stupid to abandon the incumbent Hilton brand which would draw far more people than a new IHG hotel.

But I doubt Hilton will walk away. Likely just a game of chicken to secure better terms.
