New Melbourne CBD property - The Jazz Corner Hotel

Noticed a new Melbourne property loaded in the Accor booking engine today: The Jazz Corner Hotel.


It's on the north side of the CBD, spitting distance to Flagstaff Gardens and Queen Victoria Market. About four blocks walk to Melbourne Central.

All rooms have kitchens, balconies, breakfast included and complimentary minibar. Room sizes 35-50m2. The hotel seems to be about five years old and gets fairly well reviewed - 4.3/5 on Google, 8.8/10 Hotels.com, 8.5/10 Booking.com, 4.5/5 Tripadvisor.

It looks to be participating in ALL, and the 10% off for ALL members is already bookable. But it doesn't have any Accor chain branding yet (so it's not possible to determine ALL points earn rate) and it doesn't have any Accor Plus rates loaded.

Given the serviced apartment concept maybe it'll become a Sebel or BreakFree? Always good to have another mid-level hotel in Melbourne anyway.

This is actually a really interesting property from a real estate perspective.

I am going to assume that many on here realise that the majority of "hotels" in Australia are actually just strata unit complexes, with an on-site letting agent, who short term rent out apartments, like a real estate agent, on behalf on the individual apartment owners.

Anyway, so at this property, the official management rights belong to OAKS, which then markets the building as "Oaks on Williams", and have a front desk concierge scenario located on the ground in front of the lifts. Now, what makes this place interesting, is also on the ground floor is a bar/cafe, which sits to the left of the main apartments building entry (which in turn is to the left of the "Oaks" branded entry). And for years now, they have had a makeshift "front desk" next to the front window of the bar, with a staff member and lap top set up, to offer check-in to customers to whom they also market short term accommodation, and brand it as "Jazz Corner Hotel". PLUS, of course there are strata apartment owners in the building who may offer self-managed short term letting, and you will find those on Airbnb/Stayz etc. So no matter how people book, everyone ends up in the same building!
 
I just got an email from Accor today (my company buys their properties for overseas clients) as I needed to map to the hotel via the GDS. This hotel has been removed from the Accor flag .. not sure why so quick.
