Serviced Apartment Long Term Discount?

Moving for work purposes, family in tow. An option would be up to about 6 months of serviced accomodation.

So far all I can find (online) is a rate that's basically the same as a three to seven day rental (about 40% off the rack rate).

Any ideas on how negotiable the rate would be from this point? Would weekly (standard is daily) servicing rather than daily make a difference? Assuming yes, how much should this save?

inner Melbourne if it makes any difference, from ~ Feb '12.
 
A few months ago it looking like I was going to have to move to TSV for 3 to 6 months and I wanted to take the family.

I did take the family up for a week and it cost us just over 2K for the week.(but hey it was a great place)

The rate I could get was not a great discount off the rate for the week.

When i did the sums it worked out cheaper to fly back and forwards every week.

Because I now can fly home friday night and fly back up Monday so I am saving myself 3nights or app $300.

There was times when I had things on in BNE where I live so then would have had the family up there and having to pay costs in BNE anyway.

I did the numbers and just commuted it.

I also did the numbers and it was going to work out cheaper to actually rent a fully furnished unit that was not serviced and that was about $500 per week.

It's my business so it is all my money so it was easier to commute as it gave me more flexibility.

I generally find discounts per night occur at one week and then (sometimes) after four weeks.

The most painful, but best method would be to call around some serviced apartments that take your interest and ask. There are many that don't want "long, long term" tenants (there can be issues around the legal status of your habitat)

Have you thought about just renting a furnished apartment for 6 months? Might be a lot simpler.

I guess at the end of the day it depends who is paying the bill as well.

I looked at the numbers and where I was spending time and some weeks I would be paying more than needed.

I also spend a bit of time in CNS and also MKY.
 
I have negotiated long term rates serviced apartments and hotels before. Basically if you are staying longer than 14 nights then they will likely give a discount. As you'll be staying with them over the weekend and at times of low occupancy they'll still be making a fair amount off you.

You'll have to negotiate with them directly to get the best rate. Sometimes there will be a sales manager for larger places or you might have to go through their reservations people.

Just be upfront about how long you'll be staying and that you are after a discount. Get quotes off several places. Pick the one you like best and ask if they'll better the cheapest quote from the other places.
 
It's more to avoid essentially having to move twice, out of house in bne, short term rental (6-12mo) then move again into something else.

Moving is a pita.

Because of the pita factor we where more than likely going to just lock up our Sunshine Coast property.

That added app $500 per week on top of the bill for moving.
 
Have you tried looking for furnished apartments rather than serviced apartments? Sure you won't get the place serviced but it can't be that hard and it will be much cheaper.
 
Yeah, had considered that too but where we want it'll almost be cheaper in a serviced apt.

Any takers on how much more discount I should be pushing for ? 50%? More?
