Today Melbourne has a hotter day forecast than most other capital cities. I guess it had to happen one day.
We have used Dulux paint as it can last so many more years than the other brands. It is worth it. The colour consultant from Dulux we used was brilliant. I hope that service is available in Melbourne.

MEL does get hotter than PER, just not consistantly.

Paid a quick visit yesterday to check things out. Titles will not be issued this week as anticipated.
Construction fences definitely all gone and they've finished the footpath in front of our place. The NBN pit cover is so crooked! :oops:
Our block runs from the left of the pipe to the stick on the right, its 14m wide.

Paid our council infrastructure levy (ouch!) and got a letter back confirming our street number.

So next Christmas there should be a two storey home there. The ground looks like you should be able to grow whatever you want.

There is no minimum in the NCC or planning requirements (though specific estates might have their own rules). But there are limits to the extent of walls on boundaries if you want to comply. But you can always get dispensation.

We have a building envelope; our house is actually sitting just outside it but the builder got permission which resulted in several months of delays.
I know different councils have different rules about minimum green space etc. For us, we have a minimum setback of 4 metres, but the garage must be 5 metres back.
 
Make sure you run Cat6e 22awg or 23awg cable (lower awg thicker core is) or better from Home Theatre gear to other rooms so you can later hook up a HDMI Splitter or Matrix to watch Foxtel, Bluray etc., if you are installing a projector run a 10m+ HDMI Fibre Optic cable like a Ruipro in wall conduit for UHD 4K vision.

No home theatre, just a bog standard TV in the living room. Dont forget this is our first home, we dont have the budget to go all out.

It's too late now for us to make any electrical changes anyway, without stumping up a $1500 variation fee. Contracts have been signed, sealed and delivered.
 
I feel the same way about expensive wardrobe fit outs and plantation shutters. Move in and then decide if you need them or after handover fitout without builder markup.

Guy at work spent $$$$ on plantation shutters and told me he doesnt need most of them as windows facing walls or fence/neighbours cant look in and the rooms arent slept in so dont need blockouts.
 
I love the look of plantation shutters but couldnt justify the cost. Roller blinds will do the job just fine.
For wardrobe fitouts, the Ikea systems (Pax?) can be pretty good but we're sticking with standard shelves and rails for now.

Running Cat cable yourself is a piece of cake. I've built a few new homes and when I knew nix about home theatre I ran HDMI and rear speaker cables myself in the walls at stud stage, covered plugs with plastic and marked what they were and shoed the builder info on were they were to poke out in case the Gyprockers left em in wall.

Later our guests and siblings loved seeing Foxtel in their room when visiting. For a couple years I sold new homes, owners and builders had not even thought about it, but sure were happy to know and do it.

You are so wise. Too many setting up their first home want to have everything at once. Sometimes they run into trouble or they neglect spending correctly on the nuts and bolts stuff (eg double glazing etc)

We focussed on upgrading things that were going to be more critical for us, like having the outdoor space, better kitchen set up. Things that add value and improve resale. Other things we left, like standard flooring, basic facade and so forth.
