When you get your property manager to fix something....

not sure why that is relevant, seems like the guy did not manage his property appropriately, despite the fact that it was a very important piece of asset to him.

Yea i agree, self rent can be risky unless you have good tenants or have a ton of spare time to keep eye on things, certainly saves certain headaches too, even giving the agent the stick will require significant notice.... sigh....
 
The last three properties where we had rented out, our agents (three different ones) charged 5.5% management fees inclusive of GST, $5/month administration sundries, successful letting fees was one week's rent plus GST. All managed the property well and where repairs were completed, copies of the paid invoices were attached to the monthly statements.

When one of our tenants missed a payment or two, the agent took all the necessary steps to rectify the non payment, and then took the matter to the CTTT to regain possession of the property. The agent informed me of the each step and kept me updated. Once possession was back with the agent, they lodged a claim with our landlord's insurance to ensure we weren't out of pocket for loss rent, damages, key replacement, Sherrif fees, filing and court fees.
