Denali Demo and Rebuild

Missing window being fixed today.

Tradie was confused by the work order, "window installed but no window from inside" 🤣

He said he's surprised by our attitude about it, being so easy going. He's currently off getting the trim and paint.

Big win for the Denali's today - we are officially Owner Builders so we can now start/complete our landscaping inc driveway

We had a DA approved but wanted changes, which involved a new DA or CDC. A new CDC required our builder or landscaper to provide home owners warranty insurance and my retired builder brother in law (who let his lapse 5yrs ago) had to re apply.... which he did 7mths ago but thanks to iCares famous inefficiencies, we're still waiting for and no eta in sight.

Landscapers quoted $250K for our works, which is ridiculous, so we were going to piece out works to get it done via brother in laws contacts. We're talking driveway, concrete path around the house and some steps, a couple of 60cm retaining walls, rear deck and landscaping. Not a marble fountain in sight to warrant a $250K price tag

So last week Mr Denali did his owner builder training and today we were at NSW Services for almost 3hrs and we have our owner builder permit so we have brother in law coming over on Wed to plan and get works started

Mr Denali very angry at iCare for holding this up for so long but as I said to him, now knowing more, we would have done this at the beginning but thats the joy of learning as it happens

Looking forward to finally getting a driveway as its currently like this

How is the neighbor's house going?
Bob, across the road, is finished and they moved in but we hardly see them. The did have a leak before Christmas but so far seems no other issue.

Cedrick up the road, the ones that tried to get the neighbours to pay for asbestos removal and life wires through the scaffolding, moved in about a month ago. They stuck their street numbers on their house incorrectly and it annoys me every time I drive by it. Its not level and the number gaps are not exactly the same.
 
You were probably dealing with one of the public servants working from home but really in a campervan travelling around Australia. He had been hard to get hold of on the phone.

I’d have to get out there at nighttime and fix that. OC.
 
We have landscaping work finally booked to begin next week, weather permitting. This couldnt be done without asking family for help, which I hate doing, but thankfully tradie brother in law and nephews have stepped in for us. For works they cant do, like excavation, driveway, brother in law will bring his contacts to us so we can arrange directly while still being complaint with insurance, council etc.

Originally we were quoted $220 and $250K so will be intersting to see how things cost against this

We were quoted $16.5K excavation, we got the work done for $7K

We were quoted $33K rear retaining wall and $12K privacy screens so $45K for these two works and we're getting it done for $20K

Fingers crossed for good weather that this can be done next week.

On todays what now for our landscaping....

When we were building the rear neighbours said that our new house was "a bit in your face" and they thought they had less privacy. We agreed and said at the time that we will be installing some privacy screens along the rear fence for both of us to have privacy plus planting trees to grow.

Reason being because in the old house we never, ever, went in the back yard other than to get something from the garage (rarely) so the neighbours bascially used their backyard and visually our backyard by extension to enjoy. The husband neighbour would sit under his carport watching tv for hours and hours every night, even in winter. We only had our backyard mowed and that was it.

So, as part of our DA we have to install privacy screens. We even told neighbour we would be installing privacy screens along the rear fence and native and fruiting tree plantings. We have been growing plants for over 12mths to get them taller than nursery size

Today the tradies started on the privacy screens, which is one screen every 3mtrs and no higher than 2.5mtrs, which is allowed by council, and inside our boundry. We do not need anyones permission to do this.

Neighbour and her bully son came out and told our tradies to stop work as no one consulted them. Tradies.... my nephews and BIL, told them they dont get a say in it as its not on their property and height is complying with council rules. We could do this without council approval if we wanted to.

We had to go out this morning and just got home and as soon as we got out the back to say hi, neighbour and her bully son came charging out into the backyard to yell at us.

Apparently we're rude because we didnt consult with them. The privacy screens are affecting them in a negative way and they dont like them (theyre actually not even up, just the poles in the ground) and we didnt ask them for permission.

Lots of polite yelling back and forth but I stuck to facts. We have to install these privacy screens to get our occupancy certificate from council. She said to us that our new home was "in her face" and because of that we're trying to give them privacy as well as us. Baring in mind these are 665+mtr sq blocks so we're not living on top of each other.

We explained the screen type and distance (poles in the ground as a indicator) and her bully son gave up and went back in side, once he realised that nothing was going to change. We dont need council permission plus its required as part of our DA.

End result, once we explained the placement and that we have 2mtr trees to plant. Neighbour said, "Then you should be putting more screens up because the plants will take a year or so to grow higher"

Mr Denali, who is beyond peeved at this point said, So now you want more screens?

Neighbour also said that they never saw our house DA. I told her that council is responible for mailing out DAs and I know they were sent because we got one at mum in laws house (next door) and other neighbour got one AND I heard your husband and you yelling the day he found out about the house because you yelled "I must have thrown it away".

Oh boy. They sound like fun neighbours....
Ive lived in this house/spot for 27yrs, I think today was the 4th time Ive spoken to them - thats how rarely we went in the back yard.

She complained again that we didnt consult her. She said "Nothing has happened for 18mths (inc building house) so why today you have got this happening".

Told her we would have started 6mths ago if we had the home owners warranty insurance from iCare sooner. I DID NOT mention we're doing this as owner builders but we legally have our permit and an approved DA and approved CDC.
