Oh noice. You beat me to the alcohol. I snuck a Rose Moët into the fridge this morning just in case. Then the Agents gave us a bottle of Cloudy Bay Sav Blanc that we love but it’s too expensive for us to quaff so everyone is happy!

It hasn’t sunk in. Even our 93 year old neighbour on a walker made it to the auction, as did our Tree neighbours who have a similar property but a bit smaller. He was the only one who didn’t clap the end of the auction.
 
As I got into the car yesterday for the private showing MrP consoled me by saying you’ve got to do it, you never know if this is the person who buys. They were also the ones who had the last minute building inspection. And they were the ones who won the auction. Three registered bidders.

As context our house is going up for auction in a few weeks. We are in discussions with the RE Agent currently. He has inserted a price in the online advertisement that will go ‘live’ Wednesday. We do not want a price inserted. His argument is that it will attract more buyers and therefore generate interest to the opens and the auction. Our argument is that the price is not the price we would ever contemplate and it will pee off a lot of buyers who can’t match the price.

In SA we cannot use the words ‘from $xx_x’. We cannot have a reserve price that is more than 10% above the price advertised or written on the sales agreement. We are fine with that.

So basic question. As an auction sale do we insert a price. Please vote in the poll.
Pushka, the whole idea of an auction is to elicit the best price by finding the true market value at that time. Personally I like to see a price guide but that defeats the process of auction. As soon as anyone sees a price they try to find reasons why the house is not worth that much. If I am selling I do not want a price guide printed.
Your agent should be smart enough to field any price questions verbally and if he is not you should not use him.
Discourage anyone from placing an offer prior to auction as any price guidance then when asked must include the last offer value as the guide.
Regards the price on the sales agreement, in NSW, as long as the agent can justify that price to the Fair Trading using comparable sales, the property can sell over 10% above the sales agreement price without any action imo.
 
No, its not. Do you know the situation in all the markets outside the major capitals?
Market is starting toi move well in Melbourne. So my fingers and toes are crossed. Noiw if Collingwood gets into the Grand Final......
 
And they’ve already collected the furniture as the Dressed for Sale people are so heavily booked for Spring releases they’ve run out of furniture! I’ve started another collection ready for a skip from all the lads left over stuff and a lot of items just dropped off to the mission.
