Interesting. I know for sure the 10K bonus past 40 nights will be triggered, even for points stay. I closed out the year with a 10K hotel night redemption as I was 1 night short of the next 10th milestone and the 10K bonus points was credited the next day, so basically a free stay.
Only 5k award that’s close by (if I could even use that term) is HGI Bali! Have booked 2 stays, if this is correct as you say, it’s a steal at 6k points for 2 nights, unfortunately I couldn’t extend it further to 5 stays as I only have 2 stopovers otherwise it’ll be even better value (5k points for 5 nights).I believe stays using points do count for this promotion? According to the FAQ:

You can call the hotel and ask them to charge your card first, but that would make it kinda like a pre-paid.so guessing no "tricks/loopholes" to book a flexi stay (for July '19) and claim the current $80 AMEX cashback so I can double dip with the current 25% off Asia
With the double dipping it's a good deal I thought IMOThe 25% sale is basically a scam. Wait for a better rate.
I'm not quite sure I'd be bold enough to use the word scam, but essentially I agree with you. I seem to regularly notice Hilton advertise sales that don't seem to come through with the advertised "discount" (in fact sometime more). Occasionally, I have seen great sales, but I think the secret with Hilton is to know what the rate is that you'd normally expect to pay and work from that.
