This is what the open plan kitchen/dining/living area will look like (different coloured floors, cabinets etc), except we wont have the second living room off the back. I really dont understand the need for side-by-side lounge rooms.

Are you having tiles for flooring?
God no, hate the things. Timber laminate for the whole downstairs except the front sitting room, tiles in laundry and bathrooms only.
Tiles where we are now; you get cold feet, sore legs when you stand too long, and anything you drop smashes (and often chips the tiles in the process).

We've gone with Rustic Barley (bottom right).

Carpets and tiles; grey tile is the floor, white for walls. The icky puce tile has been replaced with a white one for the laundry splashback.

Whew, Im relieved. I know lots of people love them but I cant stand the large white tiles, all that slippery surfaces, all that grout that you cant keep clean.

Any ceiling fans?

Tiles just seem like a nightmare to keep clean. Our current place, you can see that the grout around the edge of the room is white but everywhere else is dirty brown.

Ceiling fans in each of the bedrooms. Probably should have put one in the lounge room but it has two light fittings, not a single central light so a bit harder to install. Nice big stacker doors at the back though which should let some good air in.

The second lounge is for formal occasions - like when @penegal or I visit. :)

At least if the lights are offset you have room to add a fan down the track if you wish. Assuming you can get to the wiring, of course!

But we have a front sitting room. We don't need three!

Lights are one each side so probably wouldn't work for a fan.

And if you both visit at the same time? Is the kitchen fridge close (and big) enough to keep the wine/alcohol cool? :D
The wine fridge does the job. We aren't buying a new fridge so the current F&P will have to do.
 
Finally received our "final selections" document yesterday. Why it took them four weeks to send us a document identical to the one in our contract is beyond me....

I am a tiles fan - have acres of them :). No one puts slippery tiles on the floors anymore (well not if you have any brains :)). In fact many bathroom ranges have a glossy tile for the wall and a matching matt, non slip one for the floor.

Ms FM is a wood fan and will put hard wood down in her new house. At the moment she must have something fairly cheap in the house they bought as it shows all the doggie scratches very easily.

We used a gray grout and it is pretty forgiving. Breakages are a problem - the first Christmas after we moved in, I lost quite a few Christmas tree ornaments until I learnt to be more careful. Not had any tile crack or show wear and that is after 17 years.

We have in slab heating, so thye are lovely and warm in winter and cool in summer. I just loved how easy they were to clean after children’s parties. I do love the look of wood, but we have a lot of wood in the house - doors, architraves etc and they are a fair bit of maintenance.

One of our dogs is funny when we take her to visit Ms FM she refuses to walk on the wooden floor, or if she is made to she looks like she is trying to walk on tippy toes :). Why she should be like that I don’t know! I could understand it if she was only used to carpet, but she races over the tiles which you would think would be harder on her :).
 
We just received quote for renos and repairs. Ouch. Add on 20%. I think that’s the gap between what “non pros” reckon it will cost versus reality.

We're having an off white/greyish grout. Still plan to seal the grout in the laundry in case of doggie accidents. Floor tiles in those rooms are a matt grey. Gloss white for walls.

At least the laminate isnt expensive and can be replaced in the future if dogs/kids cause too much damage.

sealing sounds really good - I wish we had known about it.

There is no if about kids and dogs, more when :). Matt gray sounds very practical.
