We have to commence within 21 days of the build permit being available, so May 3 is the deadline.

Less maintenance. Rats etc can't lift tiles and slip into the roof. Same goes for burglars. Less likely to leak. Plus you get the sound of rain on a tin roof.If i remember correctly you have a colourbond roof. Do you (or anyone else) know the pros and cons of colourbond vs tiles?
yes I have heard there is a cheap Chinese product around.The question about a metal roof is: Is the roof genuine Colorbond - and what colour? I see a lot of coloured metal roofs around Perth these days that are terribly faded - and unevenly, so that they look very ugly. This is in areas where the homes are c. 10-15 years old - very short in terms of the expected life of a home. Blue seems especially bad. I am assuming that it is cheaper, non-UV stabilised Chinese product that has been used. Or maybe it is just that anything strongly coloured past grey or off-white is very risky for fading. (I believe that old-style plain galvanised is not allowed because of possible glare to neighbours from reflections.)
I also see similar with 'timber-look' garage doors.
Caveat emptor...
