Denali Demo and Rebuild

Some things I need to see, like the bulkhead for master and study area now needed so I said to the Tradie, use your best knowledge and take on board what hubby said, as long as it doesn't look like poop, I'm OK with it. For power, data, plumbing ect, look at what makes sense and think, where are my data points or why are they there and not over there.

I like to think my SS appreciates me picking this stuff up so it won't need costly rectification work. Next week I'm going through the site with him as there's a couple of extra noggins I want, for hand and grab rail just in case. I can smash those in if I have to.

I also printed on A3 and laminated our drawings so easy to walk around or discuss with each tradie, like we did yesterday.

It's all our site supervisor, he's been really good and approachable. When we hit lock up we have a nice bottle of whiskey for him from a smaller distillery in Scotland that we visited thats rated highly. He was here most of yesterday, hauling more scaffolding in and supplies for chippys.

The roof drove me nuts but it's been catching up in August.

Yesterday, Saturday, sparkys were back and I mentioned to my SS I'm still missing power points in my study and media room and he asked me to send him a list. We have about 60 power points in and out so I'm sure they're sick of our place 🤣 but SS gets to avoid rectification work.

Also picked up my laundry power points were not high enough for my raised bench top and stick vacuum inside the broom cupboard/as per the electrical plan.

Im sure most home owners dont get the opportunity to do this like we are but our SS is very cool/knows we're next door and we dont bother him for stupid stuff. He sometimes texts us, asking if a delivery has been made 🤣

We have our private inspector booked for pre lining and technical stuff but our SS also gave us a walk through today because, in his words, no one knows your house layout better than you. Very few things we picked up, like adding a noggin and moving a power point, so very happy.

A sparky also came on site and moved a power point, a chippy installed a couple of new noggins for us and the builder had a certifier come in who picked up something on the frame as the chippys were back on a Saturday to fix. Our independent inspection is on Monday

I am surprised by the builder responsiveness. That's how to maintain a good reputation. Also surprised by the private certifier picking up something as the often side with the person paying their fee.

Our SS got the report and he knows we're next door so he often asks us about deliveries, tradies or go take pics, which is what he did Friday afternoon. He facetimed us with tape measurer to see the issue without having to drive over as he was 40klms away at a different build and he had tradies here the next day. I know this is rare for most but I like to think we're not too demanding/we're easy going about a lot of the build so he knows we're OK to be inside.

We were going through some changes with the facade on Thursday and I said "I have no strong feelings about either so you pick the best option for the build and Im happy with that" and I sent him an email confirming. Im more pedantic about my power points, bench heights, noggins ect as that affects me more.

I was going to keep quite to see if my private inspector picked up the same issue as the certifier on Monday but it was fixed yesterday.
 
One thing that I notice on buildings (commercial as well as houses) is that, after 10 years or so (sometimes a lot less!) stains appear on the outer walls where point drainage occurs, say from window frame corners or other types of joins.

Do you know what I mean? Was this ever a discussion as a thing and/or how it may or may not happen? No biggie, just wondering.

Our Unit build (aud+25m) cannot have been certified in terms of an actual overview of quality or standards.
Everyone (except the builder and his staff) involved is of the firm opinion that the certification process was simply
a fee paid for a pice of paper and nothing else.
Of course the local council is almost equally guilty in accepting such dishonesty and then adding to the communal
angst by refusing to provide the body corp or lot owners with any construction period information at all.
Inescapable summary: a den of thieves…..

Are you installing a 3phase wall socket in the garage for future EV?

No idea but hubby just said why would you want 3phase when it can couple to the DC. I have no idea what this mean although I do know we have 3phase being installed
