Went to the open inspection today @Pushka lots of people through. Interesting both agents are outside and no one is inside checking on what the hordes are doing. It's scrubbed up very well. Good luck
Ok that’s strange. One was supposed to be in front and the other out back ensuring pool is safe. We have a special opening tomorrow for an interstate person who has just won a contract at a very close girls school then another on Monday night. I am so over it! Can’t imagine living in it and putting it up for opens. Nightmare.

Hugs, hugs and more hugs - we went to NZ for the weekend at one point when we were selling and had open houses!

putting in an offer? ;)

I sold my house for about a third of what they will probably get and I'd need about a quarter of that house. The outdoor entertaining area was perfect and is the only outside space I want - no garden to maintain when I take off on a holiday

I dunno. People are so bloody fussy these days. Oh, it’s only got a single driveway! Yeah, that’s the way they built them 90 years ago before people were 2+ car families. Either that or go buy a modern build or a Toorak Mansion for double the price.

Wondering how the campaign is going? Our house is now styled and photos will be taken today. I am not sure how I can live at this pitch of tidiness and cleanliness for 6 weeks!

Uggh. I hate it. Takes me 40 minutes each way to drive to the house and then get the house tidy. It’s mainly keeping the garden tidy in this spring frenzy of growth and removing all the leaves and keeping the pool clean. There is nothing good about this process whatsoever unless you sell quickly. We have a pre auction meeting tomorrow. And it’s like those TV shows where everyone seems they have to pick something wrong. I suspect we went a bit too early in the season and will likely end up passing in and then going out for sale.

I was wondering how it's going. Not going to be the perfect weather day on Saturday either. Good luck and let us know how you get on

We had our pre auction meeting this morning. What would people here do? I agreed to this RE handling the sale back in April and he said because we had booked so far ahead that we would secure the services of their best auctioneer and who seems well qualified in this RE business. And he restated that in our first meeting a few weeks ago. So today a different person is introduced as our auctioneer. I wanted to check my facts with husband and as we walked out I said did they switch auctioneers on us? And he said yes. They didn’t say anything - did they think we are forgetful? I feel very much disrespected by the fact they didn’t even say anything. Should we at least query what happened? So close to the auction we don’t want to cause too much ruction but is this worth querying?

Also we talked about deposit requirements. How much under 10% were we prepared to go. I don’t want to vary. I asked what costs would come out if a failed sale. He said we keep the lot. I knew that was wrong and at this stage the auctioneer then said, well we do get to keep the commission. A tidy 1.5% of total sale. Seriously not impressed with them right now.

I would get on the phone and query, and then stand my ground if the answer wasn't satisfactory.

We've dropped to 5% on just about every property we've sold - around 15 all up. Has never been an issue, but there is a first time for everything.

It's starting to sound a bit like, well not a nightmare, but not what you signed up for. It is so annoying and stressful when they change the agreed goal posts. Personally I'd check the auctioneer - and see if they have him listed on any other home on Saturday then I'd ring and query why there's been a change. Maybe the person has left the organisation? Who knows but you should get an answer at least.
And I know the advertised figure was not what you'd take anyway - they knew that so why ask??

Yes. The realities of dealing with Real Estate agents. As vendors we are expected to just cop it. The agents never lose out. 😡

Best of luck with this.

Once upon a time.. there were buyers agents and sellers agents ,have the sellers agents all disappeared ?

There is an auction half an hour prior to ours and think we got bumped. I’m waiting to hear from REA now. The auctioneer is a director and head of REASA so he’s not going anywhere.

This industry is just fraught with non and half truths.

That’s supposed to be the Sales Agents.

Well, the Real Estate agent is meant to be representing the interests of the vendor. My opinion of them is probably not printable, although we are pretty much reliant on them during the selling process.

Exactly. Spot on.

Unprintable word. That sucks!
