Is this a recent development? In the 90's I used to be able to get 100% loan + all fees associated with buying. I guess times have changed.

The good old days...i bought my first property and the bank financed purchase price, stamp duty, legals. In 1986. I sold it the following year for 2x purchase price.

Yep... have just been going down that path recently. It's not easy to get started...

ANZ for example won't loan more than 80% on properties less than 42sqm, and I think no more than 95% for larger properties.

I am not sure if it's the best bank but in Europe we have CommerzBank (Germany) it was free to open an account, however there are ongoing banks fees. If minimal movement on the account. They expected at least 1800Eur movement into the account otherwise about 5 Euro is charged. Monthly.

Yes it's German Bank but I have found them to be progressive and they have Website dedicated in English it's easy to also use google chrome to translate.

But the phone app is in German only !!!! So I am not sure why they stopped here. I wrote to them saying why there wasn't an English app. The reply was truly an insight into the German Psyche. " Please understand we are a predominantly a German Bank and blah blah blah ....we won't be doing anything about it"

At the same time on Bloomberg TV they were show casing "German entrepreneurship" and mentioning something about the German Psyche being a little limited at times, eg They needed to translate their websites to encourage more use and therefore revenue. Made sense actually in the context at the time.


Two years ago the ANZ lent us $825K which was the entire mortgage and stamp duty for an investment property we purchased in Camperdown. Two years later we sell our primary residence (no mortgage) for $1,200K and I am also now retired and the ANZ won't lend us a cent to purchase another property. My wife still has a well paid job but apparently because I don't work we are a bad risk. (despite the cash in the bank) Consequently we moved over to Macquarie Bank taking all our other loans with us and despite our single income (excluding rental and other income) they are knocking at our door every other day. Funny enough ANZ now want to talk to us again. Sorry guys, you had your chance...
 
Actually, sorry - I think the number is 48sqm. I was looking at a place that was 42sqm.

Still, it's more than enough space for one person.

When studying I had something much smaller about 32 meters all in all and that was big.:)
 
A typical hotel room would be about 23 sqm. 42 sqm is close to double that. Hope you can now comprehend the size.

A lot of people living in studio / 1 bedroom flats in London would love 42 sqm I dare say..... anyway, I think we're getting rather OT here.

Just remember what dummy zip code they setup in your address (they don't accept the Australian postcode) as you need it for setting up your card for Uber and Lyft ....but it great not getting the oversea exchange fees on your credit card and its great getting a good exchange rate
ps the branch set me up on 000000 as the zip code
also if you are not using a US Sim then you can't set up the App unless you set it up in the branch (they send a confirming text to your phone but it cant send it to a overseas sim)

Yes several themes running and answers are late in coming may seem out of place within the current context especially if there is no quote which happens when using the iPhone app. It's a bug.

Sounds like it's regarding the account with Wells Fargo bank.

Yep that's right pretty handy as no Foreign Transaction fees and no fees when balance over 1500 USD.
