China Capital Investment Group buys Daydream Island in the Whitsundays, Queensland. WHY ?????

A falling Australian dollar and growing appetite from Chinese investors has triggered a round of upgrades to Queensland's tourism assets with Shanghai-based China Capital Investment Group the latest to plan an overhaul of its newly purchased Daydream Island.

30 odd years ago the Japanese used to like buying great chunks of Aussie land .... not so much these days.

The Coolum Hyatt was built in the 1980s for $250m by Japanese company Diakyo, which at the time was an active developer, particularly in Queensland.
The 150ha development was last sold by Japanese investor Kumagai Gumi to Lend Lease in 2003 for a undisclosed price estimated by industry sources at $30 million.
 
MEL I meant to respond to this but forgot - I did some research on this in China 2 weeks ago - laws have / are changing.

Now this what I was able to glean from my learned friends:

  • ~2 years or so go leasehold was indeed 50yrs and restricted to Chinese Nationals
  • Law was changed to 70yr leasehold and foreigners legally entitled to purchase
  • Next month FREEHOLD will replace LEASEHOLD for ALL Real Estate. Existing 70yr leases will convert to FREEHOLD
  • FREEHOLD available to both Chinese Nationals and Foreigners

Again info supplied by my learned Chinese associates. They did both go on to say ALL laws in China are subject to change at the whim of the ruling party at any point in time - ie could easily see FREEHOLDrevert to LEASEHOLD at any point in time in future.

My friend bought their 70 year leasehold just under five years ago.

My friend is concerned however about the freehold... thinks this may signal the introduction of property tax. Which they're not so happy about.

I would be very concerned about buying real estate in China full stop - but we are all different thank god.
 
We might as well. Some decades down the track, global warming and rising sea levels will reduce their investments to nothing. It's free money for us.

Meanwhile, back on-topic (and back in the real world), Gold will rise this week (Chinese New Year); the recent big rises in the ASX have virtually all been due to Asian money attracted by the low $AUD (US and local institutional investment has been minimal of late). The Asians are opportunists who have a happy knack of anticipating the lows in the $AUD and invest accordingly but with the CNY their attention will likely shift back to their own markets in the near future. In the next few weeks there is likely to be a correction in our market (we're up about 600 points since start of Jan.) and the $AUD should rise (nothing magical about that prediction because it will just be history repeating).
 
Got paid this week by an American client. I invoiced in 'dollars' and he paid in 'dollars'. I gave him my price over the phone in 'dollars' and he accepted. Now I'm not sure if we were talking $A or $US but it seems to have worked out quite well!

If he was American my experience would be that he is only aware of one of these so a win to you!

Well I'm in the camp of those expecting the Aussie to rise into the low to mid 80's (just my guess, of course) but Koukoulas is such an economics klutz that it's got the "Kiss of Death" about it now! ;)

One of the few economists to get the February rate cut right has changed tack, saying the Australian dollar may have bottomed and now is the time to “get in early”.

However I agree with comments above vetrade
 
This country is in debt so everything is for sale.

interesting comment. i'm not an economist but attended an interesting speech the other day. apparently australia has a AAA rating and this is at least in part, due to the fact that Govt debt: GDP is alot less than other developed countries.

did a quick google and came up with this website (random google - not related to the speech i attended) Australia Government Debt to GDP | 1989-2015 | Data | Chart | Calendar which gives you an idea of how other Govts are faring.

also, some commentators are saying that despite continuing to stroke the fire re: property in the capitals (mainly SYD & MEL), the rate drop was to close the interest rate differential with other countries - i.e. to dissuade overseas fund inflow.

anyway, personally i'd like to see the AUD back up to last year's levels to continue to make luxury travel within grasp.
