Part of our wrap came undone today but we have a ladder and a heavy duty stapler so fixed it 🤣 The visiting Brickie said we were going a better job than the installers
 
That looks really high - is it 2nd story (ground = 1), or a space in the roof, notional 3rd story (if so, is that a window?)
Its a second story with its own roof, aka the Loft/hubbys man cave

The floor of the loft is about 4.5mtrs from the ground and its ceiling will be 2.7mtrs. The "window" at the rear are stacker doors.

Im struggling what to do for a spare bedroom. We rarely have guests but I would like to be able to now say to OS friends they can visit so want something comfortable and not kill your back.

Hubby wants to buy a good/expensive sofa bed, I would prefer 2 x singles (that you can join together like hotels) or maybe a wall bed.

Your thoughts?
 
For me a wall bed if adding a room again. That way the room can be used for other things more easily.
We added an extra room with ensuite a couple of years ago, for me, considering we have guests for maybe 3 weeks over the year, it is a waste of space….

We put any friends/relos up in one of the hotels around us - no spare bed at all in our place. Has its pros and cons, like when one of us is sick no spare bed for the other but that doesn't happen often.

I would not invite my relos to stay and considering OS friend stays will be a week or two, you must have missed this part..... 🤣

I have a great sofa bed with innerspring mattress that is very comfortable but I also now have a spare room so have a queen size bed in there. How often are you likely to want two singles as opposed to a queen?

We went through the same thing, trying to work out what to put in the study/spare room - we already have a queen size bed in the other spare bedroom. We were thinking about a sofa-bed, and when we went into one shop, the salesman asked how long we wanted them to stay for, which was an interesting way to think of it i.e. 1-2 nights, 1 week, etc.

As we have the kids and grandson come down every so often, and occasionally two couples, we ended up going with this set up from IKEA. The guests have said it's comfortable and can be used as a day bed (if I need a nap when I'm working hard), or pull out into a double. How is MrDenali with an allen key?
