Denali Demo and Rebuild

I think we're currently having our Construction Manager Inspection... or our QA Inspection.

There are 3 inspections in total. CM, QA & Practical Completion (PCI)

Today was both QA & CM inspections and more blue tape left in the house for rectification. More than a couple of them both Mr Denali and I looked at and cant figure out what the issue is to be fix. In an industry full of builders that ignore non compliant work, we're about ready to take the blue tape off our builder.

But tomorrow is Liquidated Damages begins day and Im looking forward to sending out my morning greeting text, telling my SS that the Liquidated Damages money clock is now ticking in my favour.

This house was many months late (40years ago) and I had "enjoyed" a veritable war with the architects and the builder.
It was , therefore, a source of considerable satisfaction to receive a letter setting out the applied liquidated damages.
I had no sympathy for the builder, it was a long established commercial/private builder who simply let the build get out of hand.
I was recently looking at the change in colour of the mortar in one of the feature walls.
They built his wall T H R E E times ( and demolished it twice ) , eventually using up all the available colonial sand stock bricks in Qld and waiting months for more...

I think the build up the road issues is only a recent posting development. Been dodgy since their demo began (lots of shenanigans from Mark the owner) but it escalated with the power lines and builder knocking on Janes door, making demands.

Liquidated damages are not always applied just because a project runs over time; there are myriad legitimate reasons and historically the application for damages has to be supported with documentary evidence of financial loss from the delay.

you might be a long way ahead of other people having a house built.

Well based on the Neighbours antics/drama, @Denali should be so lucky.
We can see that the experiences of the Renovate or detonate idea can sit on opposite sides of the spectrum

Seems like a dream run compared to Asbestos Mark, Not Happy Jan(e) and whats his name Bob especially with Scottish Dog walker running around spreading gossip about the whole street.🤣

Only variation so far has been a couple of hundred because we needed to add a small bulk head for aircon into master/over the door. Our ceilings are 3.3mtrs so its not noticeable as it went through the top of our linen cupboard for the majority so its unseen. But I also got a couple of hundred refunded to us for a change in overhead kitchen cabinet height as they couldnt do it because of the highlight window we have.

Our sales rep included as many likes and wants into our tender price so no nasty surprises other than the price of everything went up since 2020.

Plus we had a lot of reports done before tender, like hydraulics engineering for site costs. Ive read horror stories of people getting $50-$180K site costs AFTER tender signed/deposit made so you either lose your deposit or figure it out somehow. Our site is a sloping block so didnt want nasty surprises.

The build industry seems to operate on a: cheap list price, medium tender price then once deposit paid, reports ordered to obtain site costs ect and then you get the real build price plus upgrades for contract price.

We refused to go to tender without site costs so the builder engaged a hydraulic engineer and town planner to get a realistic price. You pay for these eventually as part of your build so we told our builder we wouldnt go to tender without these done first. I walked away from 2 other builders that wouldnt do this plus we included so many things in our tender like all double glazing and increased insulation (for BASIX) ect as most have those added after tender.

Example below, theres not a builder in this country that can build you a house for under $300K but people get taken in. Sales rep is "we'll include a $20K allowance for site costs" ect but you have no idea how much its really going to cost. Our site costs were $60K not including all the double glazing, insulation upgrades that we had included in our tender price.

Ive commented on my builders groups we demanded engineering reports before tender and majority had no idea you could do that
