Our tenants have been in our place for almost 2 years. Originally they were on a 12 month lease but we've agreed to a month by month plan. He is chief engineer at a major Government project. They need to give just one month notice then they can leave. They are great tenants and so far they've been there an additional 12 months. Surely you can go on a lease plan like that?

We did the same for our tenant.

I think you need to approach the agent and ask for monthly.

The risk for you is that it's easier for them to get you out, or increase the rent.

They may also try and ask for $10-$20/wk more.

One of our tenants has been in for around 3 years.....single mum, who looks after the place as if it's her own. No need for any further lease agreements & no rent increases......she is a magnificent tenant.

Good tenants are worth far more than $10 - $20 extra bucks a week IMHO.
 
Well a nice end to the week.drove back home from Bundy.A nice dinner of lamb cutlets accompanied by a bottle of 71 Hill of Grace.Now for a contented sleep.

Mind you I didn't feel like a Princess last night let me tell you.
I had my first failed intubation protocol in donkey's. Supervising my registrar, RSI patient male in 30's didn't look difficult. No option to wake patient up. Two failed attempts by Reg, luckily we could BMV. Third attempt I took over :shock: Grade 4 view managed to intubate after rail-roading a tube over a blind bougie.
If you understood any of that then you understand my sweaty palms and if not then you're lucky :D

That is the way it should be but this real estate agent is extremely inflexible. I actually sit there wondering sometime if she actually goes to sleep at night.

I have managed to convince her of 6 month leases a few times but everytime I do that the rent increases 6 months early. :confused:

I think contentment would come after a bottle of Hill of Grace of any vintage...very nice!
I hope the Bundy-ites and the rest of the towns along there are getting back on their feet now - not a great start to the year for them.

Yes we like good news stories on weekends. Did sweaty palms do the trick in the ER??
After voting I may go and get 6 or 12 Veuve from Dans with a Woolies Gift card or two. Dan has a special this weekend.
I hate paying more than about $38 but Australia taxes bubbly quite heavily compared with Los Angeles.
 
I put about $40 worth of water on the garden last night. So of course it's raining today.
