Babies are lovely. Innocent.

I went to sleep at ~1:30am and needed to be up at ~4:30am. Usually that's enough sleep except I didn't sleep well and woke up ~3:30am as daughter was making a lot of noise banging on the bedhead. She had woken at 2:30am and didn't go back to sleep. Wife didn't get much sleep either.

On the train heading to airport and daughter is quiet. Not like her at all. Then the eyes start to droop and finally she falls asleep in pram. And here are mum and dad looking at one another thinking we need sleep. ;) LOL.

Hehehehe. Wait till she falls asleep on a 8min drive home and that screws up her night sleep routine.

How old is she now?

She's 7 months. Quite an explorer like her dad can't sit still.

Awwwhh. Now everything is cute... well, not the crying, pooping and not sleeping but the smiles, rolling over/sitting up ect and discovering her toes and interacting with you.

I saw an article that I didn't actually read, of a baby bed that mimics a car's movements. In the SMH today.

The interaction is the best of all. Just this week she has started to touch me to get my attention. She smiles and laughs when she sees me then gets all shy on me. I seem to make her laugh with weird sounds but she doesn't know her name yet.

She has already started crawling very slowly but needs to think about it. She has been talking for a while but no idea what she's saying.

She is very innocent but still very dependent on her mother. It's not a bad thing but it'd be nice to go out for a couple of hours without her crying.

Just went to the shops to get a couple of things for dinner, I knew it might be bad out there, and it was - never again on an Easter Thursday - it's crazy :) Bringing forward Shiraz time by 2 hours.

My personal rule for Easter and Christmas is I do not go to the shops the last week before. Mcdonalds is always open - Fish burger if I absolutely have to (but I dont).

Do I want to know? I need to stop at the shops on the way home so we can actually eat tomorrow...

Sigh.

Our house vendor has decided to play a little bit of silly buggers over planned settlement dates. Wanting it brought forward so they can escape an extra two weeks of their mortgage. Or wanting us to pay an extra $1,000 to cover same.

They don't have an agent, and no agent would ever make that sort of request I am sure.

We have politely declined, on the basis we simply can't alter the timelines which also effect OUR buyer.

We have them over a bit of a barrel really as they have no other prospective offers, so I don't think they could do much by way of complaint.

All the same, I prefer my dealings to be unemotional and uncomplicated, and this complication is not welcome.

It's done all the time agent or no agent after Contracts signed
Its to your advantage. I can see a lot of upside!!.
Anything is negotiable.
Someone who wants to settle early might want their money a bit faster.

If you can settle earlier - then make a counter offer with a request for a reduction in the contract price.

The quantum = your interest cost for holding a mortgage 2 weeks earlier plus your fee for agreeing to vary contract plus fees incurred by you in varying contract plus other costs in holding 2 properties.
Maybe a 5% reduction in price?.

I do like the idea of moving stuff from one house to another at leisure during that 2 weeks plus a reduction in price plus reduction in stamp duty.

For my current residence I was the only buyer and I negotiated for the agent's fee to be reduced by 50% amongst other items

Check if they're open tomorrow and perhaps leave it if they are - I went to Harris Farm, who are open tomorrow, only because we needed things for tonight. Bunnings is also off my Easter list!

Going home now to partake in the same. Long day at work and I'm stuffed, mentally drained after finishing a legal response which I have emailed to my Solicitor for proofing.

This looks good Rugby :D - http://www.bigmouthinc.com/products/worlds-largest-wine-glass/

A polite email detailing the timelines for settlement has slowed them down a little in the end. It just wasn't possible for us, or the people buying our house.

We'd like to enjoy our upcoming holiday without stressing over rushing to get things done when we return.

As for the price, we got them down to a price that was reasonably lower than what they were chasing to start with, and since then they've come down a further 1% or so. For us that's not trivial.

Seems like it will all end up well.

I need the post office; definitely not open tomorrow. And figured I'd do Coles and chemist warehouse at the same time. Wasn't terrible, not even a line at aus post!

Kangaroo Island for Christmas? Never been before.

Enjoy - if you do want to drive at night just be prepared for a slow drive. Depending on where you are then dusk is quite hairy.

Have you planned where to stay. Although KI prides itself on good food you may find it difficult to get good food at many of the restaurants unless you're in the Southern Ocean Lodge (which is on my bucket list)

If you need any info let me now
