Ours settles next week. I'll be glad to have it all over and done with.

Our cooling off period finishes on Saturday and hopefully finalised within 35 days. Our house is empty so any time before then would be wonderful.

Ive never been through this before so been googling to figure out the timeline and who does what.

I think its meant to be mutually agreed upon.

My late Mother-in-Laws' house (I am the Executor) will likely settle early next week - less than 30 days after offer. We fly out to Ireland via Singapore/Finland on Monday at 0630. Today, our Settlement Agent came around and got me to sign everything so it can all be done in my absence. We have already cleared 99.9% of the house. Just the fitting of a new Security Door and a final lawn-mowing (not absolutely necessary but polite) on Friday and then picking up the lawnmower, gardening tools and a few odds & sods.

Interestingly, among the forms I signed was an authority to allow for Electronic Settlement - if the vendors agent is also on-line - the Title Transfer system in W.A. may soon be leaving the 19th Century.

I had a property settle (sale) while I was overseas last year. I gave my solicitor my bank details and she had the money deposited in my account on the day after settlement as it was all done with cheques. As there was no mortgage on the property is was all very easy. She emailed me on the day of settlement to let me know it had been completed.
If settlement is for a purchase it might be quite a different thing though.

Pretty much the same for me. The settlement agent will electronically transfer the money - half to my wife & half to her brother and then e-mail me - as Executor of the estate. My M-I-L had lived in the house for 60 years so a little bit sad for my wife.

There's nothing you need to do as a seller on settlement day. Actually same for buyer. Paperwork is completed well ahead of time.

I'm 29 years in our house, so it's been a very depressing experience. Now to focus on building our dream home!

Mandarin marmalade ??

Im not a marmalade person. I also dont like fruit in my baking so no tart or fruit flan either. Hubby happy to just eat them each day.

The mango tree is behind to the right, its had a few good seasons over the past 5 years but we have to pick early as people walking past the house will strip the tree quickly.

We can't wait, now that we're "homeless"...theres only so long I can survive living with my mum

I really like my mother in law... but one thing Ive considered is waiting for her death before moving into her home to rebuild otherwise we will lease a place nearby. Heck, Ive even suggested the garage. You can only have one Queen Bee in one home at one time.

Do you have a builder?

Yes it's been an interesting adjustment to keep being an adult while also living with a parent. I'm trying to keep independent and get on with my usual stuff but its not always easy.

Yeah we've got a builder; just waiting for the contract and for our land to title.

A guy at work is waiting for his land title to be registered. First it was November, then May, now June. Hes living with his in-laws, which has to be difficult.

He also said that they might rent out the house for the first couple of years. I cant imagine building my own new home, all the tears and joy in building it and not spending a night in it, before others get to live in it first.

Sounds like an investment decision. Writing off a lot of things tax wise.

It's not settlement day that's the issue. The problem for the buyer is that they often cannot provide the final financial information until right at the end (like a couple of days before). We have had incorrect figures provided in the past and have had to contact the solicitor to have them corrected. In the ACT (when we have bought) the buyer then needs to have a series of bank cheques drawn and handed to their solicitor before settlement. If you are away it can be almost impossible as you can't plan for this well ahead of time.
